What Phoenix Property Managers Actually Look For

Sun-baked grease on range hoods, hard water stains on every faucet, dust caked into window tracks from months of dry desert wind. They walk through dozens of units a month and they know exactly where to look.
I've cleaned apartments across the Phoenix metro for long enough to know which spots get renters dinged on their deposit every single time. This checklist covers all of it, room by room.
Kitchen
The kitchen is where most deposit deductions happen. Don't just wipe the counter and call it done.
- Oven interior: Burnt-on grease needs a proper degreaser and time to soak. A quick spray and wipe won't cut it. Property managers open every oven.
- Range hood and filter: Grease collects here fast in Arizona heat. Remove the filter if there is one and clean both sides.
- Inside the refrigerator: Pull out the shelves and drawers. Clean the door gasket. Wipe down the coils at the back if accessible.
- Cabinet interiors: Every shelf, top and bottom. Crumbs and sticky residue are common deduction reasons in Glendale and Tempe inspections.
- Dishwasher: Run a cleaning cycle, wipe the door seal, and clean around the drain at the bottom.
- Sink and faucet: Hard water stains are a real issue across Phoenix. Use a calcium and lime remover on the faucet base and around the drain.
Bathrooms
Hard water is the enemy in Arizona. The white mineral buildup on shower glass, faucets, and toilet bowls is what trips most renters up.
- Shower and tub: Scrub grout lines, remove soap scum, and treat any hard water deposits on glass doors or walls. In Scottsdale and Gilbert, where water hardness is high, this can take real effort.
- Toilet: Under the rim, around the base where it meets the floor, and the tank exterior. Inspectors check all three.
- Vanity and mirror: Toothpaste splatter on mirrors is a small thing that still gets noticed.
- Exhaust fan cover: Pull it down and wipe the dust off. It's a two-minute job that looks terrible if you skip it.
- Tile grout: Stained grout can get flagged as damage if a manager decides it's beyond normal wear. Get it as clean as you can.
Bedrooms and Living Areas
- Baseboards: Dust and pet hair collect here. Wipe them down with a damp cloth.
- Ceiling fans and light fixtures: Managers look up. Dust on fan blades is one of the most common missed spots.
- Window tracks and sills: Desert dust turns these dark brown over time. A stiff brush or old toothbrush gets into the corners.
- Closet interiors: Wipe the shelves, sweep the floor, and check for scuffs on the walls.
- Walls: Scuffs and marks. A magic eraser handles most of them. Actual holes or gouges are a separate issue, but surface marks are on you to remove.
- Carpet: Vacuum thoroughly. If you have pets, you'll likely need a professional carpet cleaning, and many Phoenix leases require it in writing.
Often Missed Spots That Cost Renters Money
These are the things I see skipped most often when people try to do a move-out clean themselves, especially in Peoria, Surprise, and the newer apartment complexes in Gilbert.
- Inside kitchen drawers
- The area behind and under the refrigerator
- Garage floors if applicable, oil stains need a degreaser
- Patio and balcony surfaces
- Front door interior and the door frame
- Laundry hookup area or washer and dryer interiors if they were included
