What to Ask Before You Book a Cleaning Service in the Valley

Picking a cleaning company is not like picking a restaurant. You are letting someone into your home, often when you are not there. So before you book anything, here is how I would think through it if a neighbour asked me.

Start With Insurance, Not Price

The first thing worth asking any company is whether they carry general liability insurance. This is not being paranoid. If a cleaner breaks something or is injured in your home and the company has no coverage, you could be looking at a real headache. A legitimate company will not hesitate to tell you they are insured and will show proof if you ask.

Some companies in the Phoenix area operate as loose networks of independent contractors with no umbrella coverage. That is fine for some services, but for cleaning, where people are moving furniture, using chemicals near surfaces, and working alone in your home, you want to know someone is accountable.

Ask directly: Do you carry general liability insurance, and does it cover the people cleaning my home? If they stumble on that question, keep looking.

Background Checks Are Non-Negotiable

This is the one I feel strongly about. Any company worth hiring runs background checks on the people they send out. Ask how recent those checks are and what they screen for. Some companies run a check once at hiring and never again. Others run them periodically.

In a metro area this size, covering Phoenix, Mesa, Chandler, Scottsdale, Glendale, Gilbert, Tempe, Peoria, and Surprise, there are dozens of cleaning companies and hundreds of independent cleaners advertising online. The price differences between them are sometimes explained entirely by the corners they cut on vetting their own staff. Background checks cost money. Companies that skip them can charge less. You get what you pay for in terms of who shows up.

A simple question works here: Do you run background checks on all your cleaners, and how often are they updated?

Employees Versus Subcontractors

Ask whether the cleaners are employees of the company or independent contractors. This matters for a couple of reasons. Employees are trained by the company, covered by workers' compensation, and held to a consistent standard. Subcontractors vary a lot. The person who shows up may have never spoken to the company owner.

Neither model is automatically bad, but you should know which one you are working with before you book.

Supplies and Products

Find out who brings the cleaning supplies. Most professional services bring their own, which is convenient. But if someone in your household has allergies or sensitivities to certain chemicals, you need to ask what products they use and whether they can accommodate requests. If you have pets, small kids, or specific surface materials like natural stone countertops or hardwood floors, ask whether their products are safe for those.

This is especially relevant in the Valley because hard water is everywhere. A cleaner who does not account for mineral buildup in Phoenix-area bathrooms is going to leave streaks and film no matter how long they scrub.

What Type of Cleaning Do You Actually Need?

Be honest about the condition of your home before you book. There is a real difference between a standard house cleaning for a home that gets cleaned regularly and a deep cleaning for a place that has not had a professional touch in months. If you just moved out of a rental and need it spotless for an inspection, that is a move-out cleaning, which is a different scope of work entirely.

A good company will ask about your home before quoting you anything. If someone gives you a firm price without asking about square footage, number of bathrooms, pets, or current condition, that quote is going to change when they show up, or the job is going to be rushed.

A Few More Questions Worth Asking

  • What happens if I am not happy with the clean? Look for a clear re-clean or satisfaction policy, not a vague promise.
  • Do the same cleaners come each time? Consistency matters. A cleaner who knows your home does a better job.
  • How do you handle a cancellation or reschedule? Life happens. Know the policy before you need it.
  • Do you have references or reviews I can read? Recent, specific reviews tell you more than a star count.

The Shortcut That Costs You Later

The cheapest option on a quick Google search is almost never the best value. In the Phoenix area, I have heard from plenty of homeowners in Scottsdale, Chandler, and Gilbert who booked based on price alone, had a bad experience, and then called us to fix it. A deep clean after a poor standard clean is more work and more cost than doing it right the first time.

Take ten minutes to ask the right questions. It will save you a much bigger headache later.
